The villa is to be used solely for normal residential vacation purposes. The Owner reserves the right to refuse or terminate the stay of any Guest(s) due to inappropriate use of the property, including but not limited to excessive noise, disorderly conduct, or over-occupancy.
Furthermore, in compliance with Greek legislation, the primary Guest is required to submit a complete list of all occupants prior to arrival. This list must include the full name, nationality, date of birth and passport or national identity number for each person.
Check-in is at 15:00 and check-out is by 11:00. For a smooth arrival and for any inquiries during your stay, please contact our Property Manager via WhatsApp or Viber at +30 6949 206 642.
(i) Late Check-out
Late check-out may be available subject to availability and Owner approval. Additional charges will apply.
(ii). Extension of Stay
If the Owner approves an extension, this agreement will be automatically extended under the same terms and conditions until the new check-out date/time.
(i). Vacating the Property
If Guests have not vacated the property by the official check-out time, any personal belongings left behind will be collected and removed to prepare for incoming guests.
(ii). Lost & Found
The Owner is not responsible for any personal property left behind but will assist in arranging its return. Guests are responsible for all shipping costs.
(iii). Keys
Guests are responsible for the property keys until their departure. Keys must be returned by leaving them inside the property upon checkout or by handing them directly to the caretaker. A lost key will result in a replacement fee to cover the cost of cutting new keys and changing the locks, if necessary for security.
To ensure we can hold your room for a late arrival, please notify us by 11:00 GMT on your arrival date via WhatsApp/Viber at +30 6949 206 642 or email at [email protected]. Please be advised that without this notification, we may treat the reservation as a no-show, resulting in a 100% cancellation charge.
In case of a no-show, 100% of the payment will be kept as a cancellation fee.
If you check out earlier than planned, the remaining balance for your stay will be retained as a cancellation fee.
(i). Your reservation is subject to the following payment terms for your selected rate:
(a). Non-Refundable Payment Policy
Full payment is required for this booking and can be made using a valid credit/debit card or through any other payment method arranged with our Reservations Team.
(b). Standard Payment Policy
A deposit of 50% of the total reservation cost is required at the time of booking. This payment can be conveniently made using any valid debit or credit card.
The remaining 50% balance is due no later than 60 days prior to your scheduled arrival. Payment can be made via bank wire transfer to the account below. Alternatively, you may request a secure payment link from our Reservations Department at [email protected]. Please note that transactions processed through the payment link may incur additional charges depending on the card type.

It is imperative to strictly follow the outlined payment schedule. If you haven't cancel your reservation and the remaining 50% balance is not received by the due date, your reservation will be automatically canceled and the initial 50% deposit will be forfeited. You authorize us to collect the outstanding 50% balance by any means, which may include charging the original payment method on file. This will result in a total cancellation fee of 100% of the reservation value.
(ii). The Climate Resilience Tax of €15 per night, per villa, is not included in the booking price and will be collected separately upon arrival.
(iii). All card transactions are securely processed using Strong Customer Authentication (SCA) through our bank's system, ensuring the highest level of security for electronic payments.
Your reservation is subject to the following cancellation terms for your selected rate:
(i). Non-Refundable Rate
This rate is non-refundable and cancellations or modifications are not allowed under any circumstances. Please confirm your plans before booking as no refunds or adjustments are permitted once the reservation is finalized.
(ii). Standard Rate
You may cancel your reservation up to 60 days before your arrival. In this case, your 50% deposit is non-refundable and will be retained as a cancellation fee. Cancellations made less than 60 days prior to arrival or failure to pay the outstanding balance by the due date, will result in a 100% cancellation fee.
The property is presented to the best of the Owner's ability and will be clean and in good working order at your arrival. Please inspect the property upon check-in and report any issues immediately to the Owner or caretaker. While we will make every effort to address problems, no refunds will be given for the failure of non-essential amenities (e.g., TV, internet), especially during weekends or holidays.
For your safety and to preserve the property, please note:
(i). Surfaces may become slippery when wet.
(ii). Furniture and linens must not be moved outdoors or between rooms, except for the designated outdoor furniture. All items must be returned to their original place before departure.
(iii). Altering the property's layout or furnishings is strictly prohibited and constitutes a material breach of this agreement.
(iv). The Guest agrees to hold the Owner harmless for any liability related to the property's condition.
A security deposit of €2,000 is required upon arrival in cash. This deposit is held against any damages, loss, or excessive cleaning attributable to your stay. The Guest is liable for the full cost of repair or replacement for any such incidents. In the case of missing items, the Owner will notify you and provide an opportunity to return them before charging the replacement value. Please note that lost keys will incur a €50 replacement fee.
The home is provided with pillows, linens, blankets, towels, comforters and toilet paper. A daily cleaning service will clean the house, change linens, and clean the pool area and other premises.
While the on-site laundry facility is reserved for caretaker use, we are pleased to offer a complimentary guest laundry service upon request. Please coordinate directly with the caretaker to arrange this.
The Guest grants the Owner and its authorized agents the right to access the property under the following circumstances:
(i). Non-Emergency Access
For routine maintenance, inspection, or inventory, the Owner will provide reasonable notice to the Guest where practicable, with such entries occurring during daylight hours.
(ii). Emergency Access
In the event of an emergency requiring urgent repair to prevent damage or injury, the Owner may enter the premises at any time without prior notice.
(iii). Abandonment
Should the Guest abandon or vacate the property, the Owner may re-enter, terminate this Agreement, and handle any remaining personal property as permitted by law.
The property has no lifeguard; use of all facilities is at the Guests’ sole risk and responsibility. Children must always be supervised by an adult, especially around the pool. Risks include, but are not limited to, use of the pool, pathways, wet surfaces, balconies, stairs, roof decks, elevated patios and cleaning supplies.
As a courtesy, the Owner or staff may offer recommendations, but no liability or risk is assumed for these suggestions. Any equipment or appliances (including BBQ grills or rented items) must be inspected and used responsibly by the Guests. The Owner is not liable for accidents, injuries, or damages resulting from misuse, negligence, or omission by the Guests.
During check-in, Guests must inspect all premises, equipment and appliances and record any issues on the check-in form. Completion of check-in confirms that:
(i). the property matches the agreement with the Owner,
(ii). all equipment and facilities are in good condition and
(iii). Guests accept full responsibility for the property until departure.
Guests understand that any personal property of Guests is not insured by the Owner and therefore is not responsible for any loss, theft or loss of Guest property after check-in or check-out. Please note that after check-in and during the stay the Guests have the sole responsibility of securing the doors and windows.
For security reasons there are closed circuit cameras only in the exterior areas of the villa. In case of a serious reason, the Owner always recommends the use of the extra security guard service.
Guest must be 18 years of age to book this property. Any special occasions such as weddings, family reunions or large gatherings must be notified at the time of booking and are subject to the Owner's prior approval. Adults cannot rent the accommodation on behalf of minor guests. Only agreed gatherings are allowed at the property.
This is a non-smoking property. The cost of damage to furniture or other equipment caused by signs of smoking will be paid by the Guests.
Pets are not allowed in the property without the Owner's written consent.
The maximum capacity of each villa is indicated in its description, while the number of guests is indicated on your booking confirmation form. Capacity increase must be approved in writing, via email or text message from the Owner.
Parking is provided free of charge but is permitted only within the property's designated areas. Please be advised that parking outside the property is not allowed and may result in fines from local authorities.
The Guest is not authorized to lease or sublet all or part of the premises nor to assign the lease or any interest therein without the prior written consent of the Owner.
No parties are allowed. Playing music on big speakers in the property is strictly prohibited during the quiet hours (15.00–17.30, 23.00–7.00).
In the event of a default to the Rental Agreement, particularly, but not limited to Guests’ unauthorized "holding over": not vacating on the designated departure day without permission, or those acts mentioned above in this agreement, Owner may immediately reenter and remove all persons and property from premises. In such an instance, the Rental Agreement will be terminated, and Owner shall be entitled to otherwise recover all damages.
Further, if for any reason Owner is unable to deliver possession of the premises to Guest at the commencement of the term specified in the Rental Agreement, Owner shall refund amounts paid by Guest, but shall not be liable for any other damages caused thereby. Owner will assist Guest in finding another rental option on the island if possible.
Guest agrees to indemnify and hold harmless Owner for any liability arising before termination of this Rental Agreement for personal injuries or property damage caused by the negligent, willful or intentional conduct of Guest(s).
This document constitutes the entire agreement between the parties and supersedes all prior oral or written understandings, communications, or representations regarding the rental property. No representation or promise shall be binding unless it is included herein in writing and signed by both parties.
No modification of these Terms and Conditions shall be effective unless it is made in writing and duly signed by both the Owner and the Guest.
If any provision of this agreement is held by a court to be invalid, void, or unenforceable, the remaining provisions shall remain in full force and effect.
Guests acknowledge and agree that they assume all risks related to their use of the property and its amenities. The Owner shall not be held liable for any personal injury, illness, or loss/damage to personal property resulting from, but not limited to:
(i). Environmental conditions such as wet surfaces, wildlife (insects, snakes, etc.) or adverse weather.
(ii). Use of amenities including the pool, decks and stairs.
(iii). Failure of utilities, appliances or equipment.
(iv). Guest negligence, misuse of property or failure to exercise due care.
Furthermore, the Owner is not liable for any inconvenience, discomfort, or disruption caused by "Acts of God" or forces of nature (e.g., severe storms, power outages) that are beyond the Owner's reasonable control. Guests are expected to exercise caution and are solely responsible for their safety and the safety of their companions throughout their stay.
Athens courts have jurisdiction over any kind of dispute for these Terms & Conditions.
